Preventive Heating & Cooling Maintenance
Routine HVAC maintenance helps identify developing problems before they become larger repair issues and gives your equipment a chance to operate under cleaner, better-maintained conditions. Seasonal service is also a good time to check system operation before the periods when you depend on heating or cooling the most.
Our maintenance service is intended for residential HVAC equipment including furnaces, central air conditioners and heat pumps. If we discover a repair issue during service, we can explain what we found and discuss the next step.

Seasonal HVAC Tune-Up Services
Furnace Maintenance
Prepare your furnace for winter with seasonal inspection, operational checks and preventive maintenance.
Furnace maintenance →Air Conditioner Maintenance
Prepare your central AC system for summer and address maintenance concerns before the hottest weather arrives.
AC maintenance and tune-up →Heat Pump Maintenance
Heat pumps provide both heating and cooling, making regular operating checks especially useful throughout the year.
Heat-pump maintenance →Heating and Cooling Maintenance Have Different Priorities
A complete maintenance strategy considers how each system operates. Furnace service focuses on heating sequence, ignition or electric heat, safety controls, blower operation, venting and airflow. Air-conditioning service focuses on cooling operation, indoor and outdoor coils, electrical components, refrigerant-related performance, drainage and airflow. Heat pumps require attention to both heating and cooling modes because the same equipment operates through much of the year.

Maintenance or Repair?
Maintenance is preventive service for equipment that is generally operating. If the system will not start, produces no heat or cooling, trips a breaker, leaks excessively, makes a new mechanical noise or repeatedly shuts down, it may require diagnosis and repair instead of a routine tune-up.
For active failures, request HVAC repair in Des Plaines. If an aging system has a major failure or repeated repair history, compare options on our HVAC installation and replacement page.
Seasonal HVAC Maintenance Checklist
Before Heating Season
Check furnace or heat-pump heating operation, thermostat response, filter condition, blower performance, accessible electrical components, applicable ignition and safety controls, venting and unusual sounds or odors.
Before Cooling Season
Check AC or heat-pump cooling operation, thermostat response, airflow, drainage, accessible indoor and outdoor equipment, coil condition, electrical components and unusual cycling or noise.
Between Professional Visits
Replace or clean the correct filter as needed, keep supply and return grilles open, maintain clearance around outdoor equipment and report new noises, odors, leaks or comfort changes early.
What We Check During HVAC Maintenance
System Operation
We run the equipment and check basic heating or cooling operation and thermostat response.
Airflow & Filter
We review airflow conditions and the air filter and note visible restrictions that may affect performance.
Electrical Components
Accessible electrical components and connections are checked for visible or operational concerns.
Indoor Equipment
We inspect accessible indoor HVAC components and look for conditions that may need service or cleaning.
Outdoor Equipment
For cooling and heat-pump systems, accessible outdoor components are reviewed as part of seasonal service.
Repair Recommendations
If we identify a problem, we explain the finding and can provide appropriate HVAC repair options.
Related Comfort and Indoor-Air Services
Maintenance is also a useful time to discuss controls, humidity and air-quality concerns that affect everyday comfort. These services are separate from a standard tune-up and should be recommended only when they address a real need.

HVAC Maintenance FAQs
How often should I schedule HVAC maintenance?
Many homeowners schedule heating maintenance before winter and cooling maintenance before summer. Systems that provide both heating and cooling may benefit from seasonal checks for each operating mode.
Can HVAC maintenance prevent every breakdown?
No maintenance visit can guarantee that equipment will never fail. Preventive service can, however, identify some developing issues and give you an opportunity to address them before they cause a larger problem.
Do you maintain furnaces and air conditioners?
Yes. We provide residential maintenance for furnaces, central air conditioners, heat pumps and related heating and cooling equipment.
What if you find a problem during maintenance?
We can explain the issue and discuss repair options. If the equipment has a major failure or replacement is more practical, you can also request a free HVAC replacement estimate.
What is included in an HVAC maintenance visit?
The exact checklist depends on the equipment and season. Service may include operational checks, thermostat response, airflow and filter review, accessible electrical components, indoor or outdoor equipment inspection, drainage and observations that may require repair.
Is HVAC maintenance the same as HVAC repair?
No. Maintenance is preventive service for generally operating equipment. Repair includes diagnosis and correction of an active malfunction such as no heat, no cooling, repeated shutdowns or electrical problems.
Do heat pumps need maintenance in both seasons?
Heat pumps provide both heating and cooling, so seasonal checks can be useful for each operating mode and for the indoor and outdoor components that work throughout the year.
Do you maintain all HVAC brands?
Yes. Any Season Heating & Cooling maintains and services all major residential furnace, air-conditioner and heat-pump brands.
